25 Marie Ave Pre Construction Tour
May 4, 2010 · Leave a Comment
We recently acquired and started work on our latest project, a single family slab ranch in Brockton, Massachusetts. We will be replacing the roof, siding, kitchen and bath as well as making cosmetic changes throughout in addition to opening up the living area. The landscaping will also get a complete make over. Check out the pre construction video tour we filmed the other day. var a2a_config = a2a_config || {}; a2a_config.linkname="25 Marie Ave Pre Construction Tour"; a2a_config.linkurl="http://frankonflips.com/25-marie-ave-pre-construction-tour/"; Read More →

Sellers…Red Tape…Lawyers
December 20, 2009 · Leave a Comment
Well we are now about a month and a half late from when we were suppose to close on our Charlestown project. We encountered a number of different issues as we prepared to acquire this property. The seller’s told us that the property was two single family houses that were attached but each sat on their own parcel of land. Our initial due diligence confirmed that was in fact the case and we entered into a contract to purchase both houses. Our plan was for Boardwalk Capital to acquire one of the houses and then assign the contract on the other house to our chosen partner... [Read the full story]

Fannie Mae: Your Landlord?
November 13, 2009 · Leave a Comment
Fannie Mae wants to let borrowers facing foreclosure hand their deed over and then remain in the home as a renter. What? Isn’t this in direct violation of every short sale approval letter you have ever read and every investment rule we have ever known? The D4L (Deed for Lease) program is getting mixed reviews. After all, Fannie Mae is already not managing their huge inventory of properties. Now, they want to be Mr. Furley for millions of “can’t afford” it tenants. So, if the toilet clogs or the hot water heater quits working, who will the tenants call? The program is not for everyone. First,... [Read the full story]

Short Sales
The #1 Factor to Successfully Completing a Real Estate Short Sale
December 11, 2009 · Leave a Comment
One of the most important factors of completing a short sale successfully is Managing Seller Expectations. Whether you are a real estate agent or a real estate investor, upon initial contact with a potential seller, you must set proper expectations up front! What I mean by that is you need to immediately let them know how long the short sale process can take, that there are absolutely no guarantees that your short sale will be successful, and finally that you will keep them updated on the process throughout the short sale negotiation. It is crucial to be transparent and let them know what you... [Read the full story]

Why Wholesaling is the Best Niche in Today’s Real Estate Market
November 11, 2009 · Leave a Comment
If you haven’t noticed, the real estate market has changed lately. Prices are flat in many areas and in some markets home values are actually decreasing. Sub-prime lenders are going out of business by the boatload. However, I will let you in on a secret that the ultra-wealthy don’t want you to know…there is MORE money to be made in down markets then there is in any up market. You see, in declining markets there are more buying opportunities. This is why you see the most successful investors buying when everyone else is selling. I say this with a word of caution though because you also need... [Read the full story]

Anatomy of a Deal: Bernard St
The latest property we put under contract and expect to re-develop is a 2000+ sq ft, 4 bedroom colonial located in Boston’s Dorchester neighborhood. I found this deal last Friday when I was checking the new daily listings on the MLS. The list price of $150,000 immediately caught my attention; I did a quick check...

Often time’s people ask me how I have been able to manage between 15-25 projects at one time and not lose all my hair. Although I must admit that I have lost quite a bit of hair from the many mistakes I have made along the way, I have noticed recently that it is slowly growing back as I get better at learning how...
